It is an exciting time at Chain IQ. Our team in China is seeking a highly motivated Category Manager for Facility Management (FM) and Real Estate to be based in our Shanghai office. This role is designed for a strategic professional who enjoys a mix of corporate leadership and hands on field execution. While you will be anchored in Shanghai, you will be expected to travel across the region to lead global and regional initiatives, ensuring our sourcing strategies are successfully embedded at the local level.
Role Purpose
As Category Manager, you take end to end ownership of the Facility Management and Real Estate category. You will design and execute sophisticated sourcing strategies that cover the full spectrum of workplace services: from Integrated Facility Management (IFM) and Hard/Soft services to complex Property Leasing. You act as a trusted commercial advisor, navigating the unique dynamics of the Chinese supplier market while maintaining alignment with global corporate standards and ESG goals.
What You Will Do
? Strategy and Execution: Develop and implement multi year category roadmaps for FM and Real Estate tailored to the China market.
? Strategic Sourcing: Lead high value sourcing initiatives, including RFI and RFP processes, rigorous supplier evaluations, and complex contract negotiations.
? Regional Initiatives: Travel to client sites and regional hubs to lead facility management optimization, workplace transformations, and cost efficiency projects.
? Market Intelligence: Conduct deep dive analysis of the China supplier landscape, monitoring market trends, demand forecasting, and risk factors.
? Stakeholder Management: Partner closely with internal leaders in Workplace, Finance, Legal, and HSE to ensure sourcing activities meet operational requirements.
? Supplier Partnership and Innovation: Manage strategic supplier relationships, driving performance through KPIs and SLAs while fostering innovation in workplace transformation.
? Compliance and Risk: Ensure all sourcing activities comply with local China regulations, global procurement policies, and strict ESG criteria.
What You Bring
? Expertise: 7+ years of experience in strategic procurement or category management, with a specific focus on Facility Management or Corporate Real Estate.
? Education: Bachelor’s or Master’s degree in Business Administration, Supply Chain, Real Estate Management, or Engineering.
? Negotiation Power: Proven track record of leading complex negotiations and managing Integrated Facility Management (IFM) contracts.
? Mobility: Based in Shanghai with the flexibility and willingness to travel as required to support regional initiatives and client site transformations.
? Analytical Mindset: Strong strategic thinking capabilities with the ability to translate market data into commercial recommendations.
? Stakeholder Influence: Excellent communication skills with the ability to influence senior management in a matrix environment.
? Language: Fluency in English and Mandarin is essential.
